Homeowner Insurance

Homeowner Insurance

One of the biggest financial investments you’ll ever make is owning your home. It’s crucial you insure it properly and make sure there are no holes or gaps in the policy. That’s where we come in. We strategically review your unique situation to make sure you are properly protected, to the extent that no sudden loss should ever financially burden you.

A standard homeowner insurance policy will cover the physical dwelling, the personal property within the dwelling, and personal liability if someone is injured at your home.

But there are additional endorsements a homeowner should seriously consider adding to their homeowner policy.

 Some examples:

  • Water Backup coverage - provides coverage for damage to your property caused by a clogged sewer line, failed sump pump and backed up drains.
  • Service Line coverage - provides for the repair or replacement of underground systems that service the household, such as sewer lines, plumbing, electricity, natural gas, as well as telecommunications and internet access.
  • Equipment Breakdown coverage - provides additional protection for common home appliances, furnaces and HVAC systems in case of electrical or mechanical breakdown.
  • Jewelry Endorsement coverage – offering coverage for the item's appraised or purchased value.
  • Full Roof Replacement Cost - can provide full replacement cost for your roof as opposed to offering you only the actual cash value of the roof today.
  • *Other endorsement options are available to discuss.

When considering filing a claim, be sure to contact us so we can educate you on what would or would not be covered.

Most Common Homeowner Claims not Covered:

  • Wear and tear issues due to neglect of maintenance and deterioration
  • Rain Damage or Flooding in the Basement (unless you have a separate flood insurance policy)

It’s important you remember that homeowner policies are designed for losses that are sudden or accidental. Homeowner insurance is not for wear-and-tear issues. All insurance companies expect the owner to maintenance their home routinely. Flood insurance is a completely separate policy which may cover the damage to your contents and structure of your home.

Condo Insurance

Condo Insurance

For condo owners, your condo association will have a master policy that will cover the property, common areas and physical structure of your building. However, the contents of your condominium, such as your carpet, your clothes and your furniture are not covered.

That’s why you need condo insurance.

Know What Typically Is Covered in a Condo Insurance Policy:

  • Personal Property: walls, floors and ceiling coverings
  • Replacement value of your primary dwelling and specified permanent attachments, up to a specific value
  • Bodily injury if someone is hurt on your property
  • Liability for property damage
  • Damage protection from dangers such as fire, frozen plumbing, vandalism, glass breakage, etc.

Landlord Policy

Landlord Policy

Homeowner policies only apply to owner-occupied homes, meaning, the owner of the property must live in the residence. Once you decide to rent your residential property to a tenant, the homeowner policy no longer provides coverage. A Landlord policy is exactly what you need.

What’s Usually Covered By Landlord Insurance:

  • Dwelling protection for the entire structure
  • Detached structure (i.e. garage, fence)
  • Personal Property to Service the Rental
  • Liability Protection for the Landlord

Extra Landlord Coverages to Consider:

  • Vandalism coverage
  • Burglary coverage
  • Building Codes
  • Rental Property under construction

What’s Usually NOT Covered By Landlord Insurance:

  • Maintenance and Equipment Breakdowns
  • Property Share
  • Tenants’ Belongings
